Bill is an exceptional loan officer. He helped us to purchase our home with very personal and professional service. He helped us navigate the whole process from start to closing without any problems. We didn't think we're qualified to purchase a house, but Bill went above and beyond to find a way to help us achieve our goal. He always responded very quickly with our requests, he would come back with different options with comparison chart to clearly indicate how much we need for down payment, monthly payments, interest rates, closing costs etc.
We would highly recommend Bill to anyone in need of lending services. In fact, we have already recommended Bill to one of our friends on purchasing a house.

Bill is the most kind, patient and helpful person I have ever known. He answers his phone calls and emails promptly. You can ask him a million questions, and he will answer each and every one of them. Before I started working with Bill, I had been turned down for a home loan, because of some past credit issues I had, plus I was a single mother. However, once I started working with Bill, he was able to quickly get me a home loan, with a good interest rate. I would recommend that you call him, as he will help you.

Well I meet bill back in December 2016 he got recommended by my real estate agent we had a house in sight and started the process to get approved but we fail due to my work history and credit bill told me not to give up and put me in contact with a credit repair company they help me bring my score up and bill walk me thru the process of getting a new line so this time around we got approved before looking for our house after we found it we still had a couple of hick up but with bills help on Sunday 6-18-17 to be exact Father's Day bill called me to give me the great news that we had got approved and the closing date was as scheduled bill was more than just a lender to my family he became a friend and I'm alway going to have him in mind for any other financial situation.
--- Alejandres Felimon - Richmond, TX

I really liked his attitude!
I wouldn't usually say this but the way he had handled my mortgage was really pleasant. I personally enjoyed the time spent with him while we discussed feasible rates. He's a great man with a great personality and he offered really low interests as well. Definitely recommend him to others.
--- Tom Troiano - Atlantic City, NJ

He's nothing short of a miracle!
I'm a self-employed businessman and had him figure out the mortgage of the house after 30% down payment. The interest rates I received were incredibly low given what I had thought of earlier. One other important thing to note was that I hadn't really taken any loans earlier, so I had no credit history. He helped me out with all that as well so I can't really call him anything else but a miracle.
--- Fran Suarez - Cleveland, OH

He's really helpful!
I made a bid to him and the very same day he gave me an offer which I couldn't resist. It was too intimidating with those incredibly low interest rates and all, thoroughly recommend him.

Bill was great!
Bill made us feel like a friend all the way thru the process. He was patient and explained everything he needed clearly. He was available ANYTIME we had questions or needed more information. Hopefully we wonโt go thru this process again anytime soon, but if we do - weโd choose Bill! =)
--- Barbra & Nick Grimmer - Austin, TX

Great broker!
Bill was a great broker to work with. As first time home buyers we had many questions about the process, Bill took the time to help us even calling us back on weekends with answers. I would not hesitate to recommend him to anyone looking for a broker to work with.
--- Murray & Lisa Turner - Pensacola, FL

Outstanding service!
I couldn't have been more pleased with Bill's level of service. He made what is typically a lengthy, arduous process far quicker and easier at every turn. I'm extremely comfortable recommending Bill to friends and family, and will definitely utilize his services again!

FHA 203 H Loan Product
The Section 203(h) program allows the Federal Housing Administration (FHA) to insure mortgages made by qualified lenders to victims of a major disaster who have lost their homes and are in the process of rebuilding or buying another home.
Purpose:
Through Section 203(h), the Federal Government helps victims in Presidentially designated disaster areas recover by making it easier for them to get mortgages and become homeowners or re-establish themselves as homeowners.
Type of Assistance:
This program provides mortgage insurance to protect lenders against the risk of default on mortgages to qualified disaster victims. Individuals are eligible for this program if their homes are located in an area that was designated by the President as a disaster area and if their homes were destroyed or damaged to such an extent that reconstruction or replacement is necessary. Insured mortgages may be used to finance the purchase or reconstruction of a one-family home that will be the principal residence of the homeowner. Like the basic FHA mortgage insurance program it resembles (Section 203(b) Mortgage Insurance for One to Four Family Homes), Section 203(h) offers features that make recovery from a disaster easier for homeowners:
No down payment is required. The borrower is eligible for 100 percent financing. Closing costs and prepaid expenses must be paid by the borrower in cash or paid through premium pricing or by the seller, subject to a 6 percent limitation on seller concessions.
FHA mortgage insurance is not free. Mortgagees collect from the borrowers an up-front insurance premium (which may be financed) at the time of purchase, as well as monthly premiums that are not financed, but instead are added to the regular mortgage payment.
HUD sets limits on the amount that may be insured. To make sure that its programs serve low and moderate income people, FHA sets limits on the dollar value of the mortgage. The current FHA mortgage limit can be viewed online. These figures vary over time and by place, depending on the cost of living and other factors (higher limits also exist for two to four family properties).
Eligible Customers:
Anyone whose home has been destroyed or severely damaged in a Presidentially declared disaster area is eligible to apply for mortgage insurance under this program.
Application:
The borrower's application for mortgage insurance must be submitted to the lender within one year of the President's declaration of the disaster. Applications are made through an FHA approved lending institution, who make their requests through a provision known as "Direct Endorsement," which authorizes them to consider applications without submitting paperwork to HUD. Mortgage insurance processing and administration for this and other FHA single family mortgage insurance products are handled through HUD's Homeownership Centers.

๐ How to Find Your First Commercial Real Estate Loan Client: A Step-by-Step Guide ๐ข
๐ค From Prospect to Closing: How to Get Your First Commercial Real Estate Loan Client ๐ฐ
________________________________________________________________________________
How to Find Your First Commercial Real Estate Loan Client
Breaking into commercial real estate lending can feel like a classic chicken-and-egg problem: you need clients to build experience, but prospective clients often want to work with someone who already understands commercial real estate financing.
The solution is not to wait for someone to hand you your first deal.
It is to deliberately build relationships with the people who already encounter commercial real estate borrowers.
Whether you are a new commercial mortgage broker, a residential mortgage professional expanding into commercial lending, a banker transitioning into brokerage, or a real estate professional looking to add financing expertise, your first commercial real estate loan client may be closer than you think.
Here is how to find that clientโand begin building a repeatable commercial lending business.
Start With Your Existing Network
One of the biggest mistakes new commercial loan brokers make is assuming they need an entirely new network.
Start with the people you already know.
Think about your existing relationships with:
ยทBusiness owners
ยทCommercial real estate investors
ยทResidential real estate investors
ยทCommercial real estate brokers
ยทResidential real estate agents
ยทCPAs
ยทAttorneys
ยทFinancial advisors
ยทInsurance professionals
ยทBankers
ยทBuilders and developers
ยทProperty managers
ยทTitle professionals
You are not necessarily asking these people to become borrowers.
You are helping them understand what you do so they can recognize financing opportunities within their own networks.
Instead of saying, "Do you know anyone who needs a commercial loan?" make the conversation more specific.
For example:
"I'm helping investors and business owners evaluate financing for commercial property acquisitions and refinances. If you run across someone buying an office, retail, industrial or multifamily property, I'd appreciate an introduction."
Specificity makes referrals easier.
Build Relationships With Commercial Real Estate Brokers
Commercial real estate brokers can become valuable referral partners because financing frequently determines whether their transactions close.
A broker may have a buyer who has found the right property but hasn't finalized financing.
That creates an opportunity.
Instead of approaching brokers with a generic request for referrals, position yourself as a resource who can help solve financing problems.
Learn how to discuss:
ยทLoan-to-value (LTV)
ยทDebt service coverage ratio (DSCR)
ยทDebt yield
ยทRecourse versus non-recourse financing
ยทAmortization
ยทPrepayment provisions
ยทBridge financing
ยทSBA financing
ยทConventional bank loans
ยทAgency financing
ยทPermanent commercial mortgages
When brokers see that you understand both the real estate transaction and the financing, the relationship becomes more valuable.
Network With Business Owners
Not every commercial real estate borrower thinks of themselves as a real estate investor.
Many are simply business owners who need a building.
Doctors may need medical offices.
Dentists may need dental practices.
Manufacturers may need warehouses.
Contractors may need industrial buildings with outside storage.
Restaurant operators may need retail space.
Professional firms may need office buildings.
These borrowers may need owner-occupied commercial real estate financing, conventional financing or SBA financing.
Networking organizations, chambers of commerce, industry associations and local business groups can therefore become important sources of commercial lending opportunities.
Your objective should not be to walk into every networking event trying to sell a loan.
Become the person people associate with commercial real estate financing.
Develop CPA and Attorney Referral Relationships
CPAs and attorneys frequently learn about major business decisions before lenders do.
Their clients may be:
ยทPurchasing commercial property
ยทSelling investment property
ยทRefinancing debt
ยทAcquiring another business
ยทDeveloping real estate
ยทRestructuring partnerships
ยทPlanning an ownership transition
That puts these professionals in an excellent position to identify potential financing needs.
The key is reciprocity.
Build professional relationships where you can also provide value, information and referrals rather than simply asking for leads.
Talk to Bankers
A banker may seem like an unlikely referral source for a commercial mortgage broker.
In reality, bankers regularly encounter transactions that do not fit their institution's credit box.
A bank might decline a transaction because of property type, geography, loan size, leverage, borrower structure, seasoning requirements or another underwriting constraint.
That does not automatically mean it is a bad transaction.
It may simply require a different capital source.
Building relationships with bankers can create opportunities to help borrowers whose transactions fall outside a particular institution's lending parameters.
Likewise, when you encounter a transaction that fits a banker's platform, you may be able to return the favor.
Learn to Recognize Financing Opportunities
Successful commercial loan originators don't simply wait for someone to say, "I need a commercial mortgage."
They recognize events that can create financing needs.
Watch for situations such as:
ยทA business signing or renewing a lease
ยทAn investor acquiring another property
ยทA commercial loan approaching maturity
ยทA property undergoing renovation
ยทA business expanding
ยทA developer acquiring land
ยทA landlord dealing with significant vacancy
ยทAn owner considering a cash-out refinance
ยทA business owner deciding whether to lease or buy
ยทAn investor completing a value-add strategy
Each can potentially lead to a financing conversation.
Don't Lead With Interest Rates
New loan brokers sometimes believe their job is to advertise the lowest rate.
Commercial financing is more complicated.
A borrower may care about rate, but the complete capital structure can also involve:
ยทMaximum loan proceeds
ยทEquity requirement
ยทAmortization
ยทLoan term
ยทRecourse
ยทPrepayment
ยทClosing costs
ยทReserve requirements
ยทGuarantees
ยทFuture funding
ยทFlexibility
A lower interest rate does not necessarily make one loan structure better than another.
Your value is helping the borrower understand the tradeoffs.
That shifts the conversation from:
"What rate can you get me?"
to:
"How should we structure this transaction?"
That is a much stronger position for an advisor.
Use Content to Build Credibility
You don't need thousands of followers to generate business from content.
You need the right people to understand what you do.
Create educational content answering questions borrowers actually ask.
Topics might include:
ยทHow much down payment does a commercial loan require?
ยทWhat is DSCR?
ยทWhat is debt yield?
ยทHow do commercial bridge loans work?
ยทWhat happens when a commercial mortgage matures?
ยทSBA 7(a) vs. SBA 504 financing
ยทRecourse vs. non-recourse loans
ยทHow lenders determine maximum commercial loan proceeds
ยทHow to compare commercial loan offers
YouTube, LinkedIn, blogs, email newsletters and short-form video can help demonstrate expertise before a prospect ever speaks with you.
One piece of content may not produce your first client.
A consistent library of useful content can create something far more valuable: credibility at scale.
Ask Better Questions
When you finally identify a potential borrower, don't immediately start pitching loan products.
Start underwriting the opportunity.
Ask questions such as:
What type of property is involved?
Is this an acquisition or refinance?
What is the purchase price or estimated value?
How much financing is needed?
What is the current or projected NOI?
What is the occupancy?
Is the property stabilized?
How much equity is available?
What is the borrower's experience?
What is the desired closing timeline?
What is the borrower's exit strategy?
Good questions accomplish two things.
They help determine whether the transaction is financeable, and they demonstrate that you understand commercial lending.
Your First Client May Come From a Referral Partner
A useful way to think about commercial loan origination is that you are building two pipelines simultaneously.
The first is your borrower pipeline.
The second is your referral-partner pipeline.
One good borrower might produce one transaction.
One strong commercial broker, CPA, attorney, banker or financial advisor could potentially introduce multiple borrowers over the life of the relationship.
That is why relationship building should be a core component of your business-development strategy.
Build a Simple Weekly Prospecting System
Consistency matters more than occasional bursts of activity.
A new commercial mortgage professional might establish weekly activity targets around:
ยทReferral-partner conversations
ยทCommercial broker outreach
ยทBusiness-owner conversations
ยทNetworking meetings
ยทFollow-up calls
ยทLinkedIn engagement
ยทEducational posts
ยทYouTube videos
ยทProspect database updates
Track the activity.
Then track which activities generate conversations, referrals, applications and ultimately closed loans.
Over time, you will discover where your strongest opportunities originate.
Use Technology to Expand Your Lending Options
Finding a borrower is only half of the equation.
You also need to find an appropriate capital source.
Commercial lending can involve banks, credit unions, agency lenders, debt funds, bridge lenders, SBA lenders and other specialized capital providers.
Through the CommLoan Empower Program, commercial mortgage professionals can use technology and a broad lender marketplace to evaluate financing opportunities while building their commercial lending businesses.
The objective is not simply to find a lender.
It is to identify financing structures that align with the borrower's property, financial profile and business objectives.
Your First Deal Starts With Your First Conversation
Don't make your initial goal "close a $5 million commercial loan."
Make your goal to start meaningful financing conversations.
Talk to the commercial broker.
Call the CPA.
Reconnect with the investor.
Attend the networking meeting.
Publish the educational video.
Follow up with the business owner.
Your first commercial real estate loan client will probably not appear because you waited for someone to discover you.
They are more likely to come from deliberately building relationships, demonstrating expertise, recognizing financing opportunities and consistently following up.
And once you close the first transaction, don't simply move on to the next prospect.
Stay connected.
A satisfied borrower can become a repeat clientโand one of your best referral sources.
